Pre - Design Phase

Investigate existing site conditions, interfaces and responsibilities

• Reports for a better understanding of the area: photo documentation, overview plans, and sketches.

• Site survey based on existing LL drawings.

• Collect and study the drawingsfrom the property (LL) and the property´s consultants: mechanical, electrical, plumbing, sprinkler engineering

• Investigate the existing HVAC system by asking the LL or the LL’s consultants information about it and report aboutthe requirements the system must have.

• Being the Client contact with the LL and the LL’s consultants, helping him to understand the site and its characteristic.

• Advise the Client about the typical local construction, material and standards.

• Create an early schedules for construction drawings, review approvals by local authorities, etc.

• Advise the client regarding local building department’s regulations and the requirements for interior store design.
